1. Operator and accommodation
The operator is Filip Brož, Business ID 00967769, address: Marciho 702/2, Praha 10, Czech Republic. The accommodation is Chata na Orlíku, Klenovice E32, Milešov, Czech Republic.
Contact for bookings, changes, cancellations and complaints: chata@chatanaorliku.eu, phone +420 777 851 086.
2. Non-binding enquiry and formation of a booking
Submitting the form or receiving an acknowledgement of your enquiry does not constitute a binding booking. The operator first checks availability and emails an offer stating the exact dates, number of guests, final price, payment deadline and payment details. The offer includes the full text of these terms in a format you can save.
The dates are provisionally held until the payment deadline stated in the offer. The guest accepts the offer by paying the full price on time. The contract and binding booking take effect when the full amount is credited to the operator’s account within that deadline. The operator then emails confirmation of payment and booking.
If payment is not received on time, the offer expires and the dates are released without a cancellation fee. A late payment does not by itself create a booking: the operator checks availability and seeks a new agreement. If no new booking is agreed, the payment is refunded within 14 days of receipt.
3. Price, payment and security deposit
The full price is payable in advance by bank transfer, within 3 calendar days after the offer is sent. The day of sending is not counted; the deadline is 23:59 on the third following day, in Czech local time. The exact date is always stated in the offer. What matters is when the payment is credited to the account, not when the transfer is initiated.
For a stay beginning sooner, the offer may specify an earlier payment deadline before arrival. The guest is informed of it before accepting the offer.
The agreed price is final and includes utilities, standard final cleaning, bed linen and any local tourist tax. These items are not charged separately. We do not collect a security deposit. This does not affect statutory liability for damage caused.
4. Cancellation or changes
Notify the operator of cancellation by email. The date the notice is received and the number of calendar days between that date and the agreed arrival date are decisive. The operator confirms receipt of the cancellation.
| Time before arrival | Fee as a share of the stay price |
|---|---|
| 30 days or more | 0 % |
| 15 to 29 days | 50 % |
| 5 to 14 days | 75 % |
| 0 to 4 days or no-show | 100 % |
These rates are maximum cancellation charges. The operator will account for costs saved by the cancellation and net income from any replacement booking for the same dates; the same loss must not be compensated twice. The guest receives a clear statement. The refundable portion is sent within 14 days of cancellation; any further reduction following a replacement booking is calculated and refunded within 14 days after the original scheduled end of the stay.
Changes to the dates or the guest are possible by mutual agreement and subject to availability. A change request does not itself amend or cancel the original booking. These rules do not limit the guest’s statutory rights if the operator breaches their obligations.
5. Arrival, departure and capacity
Standard arrival is on Monday or Friday after 14:00, with departure on Sunday by 11:00. We arrange the exact handover time before arrival. Other dates or times are possible only by prior express agreement.
The cottage accommodates a maximum of 4 people, including children. Neither the agreed number of guests nor the maximum capacity may be exceeded.
If you prefer different dates, enter them in the form notes. Stating a request does not mean it is automatically approved; the subsequent offer and agreement determine the arrangements.
6. Pets and house rules
Pets are not normally permitted. An exception may be arranged in advance depending on the species and individual animal; it requires the operator’s express written confirmation. Mentioning a pet in an enquiry is not approval.
Guests must use the cottage and furnishings with care, follow safety instructions, respect neighbours and observe quiet hours from 22:00 to 06:00. On departure, leave the property reasonably tidy, wash used dishes and place waste in the designated area. Standard final cleaning is included in the price.
Report defects and damage without undue delay. Normal wear and tear is not charged. Any claim for damage actually caused will be documented by the operator and made in accordance with the law, not as an automatic flat-rate penalty.
During a stay, the operator enters the property by prior agreement, except in emergencies where entry is necessary to protect people or property, for example in the event of an accident or damage to utilities.
7. Defects, complaints and inability to provide accommodation
Report any defect as soon as possible by phone or email so we can address it during your stay. Complaints may be submitted using the operator’s contact details and address above. Include your stay dates, a description of the problem and your requested remedy.
The operator provides written acknowledgement of the complaint and subsequently of its resolution. The complaint, including remedial action, will be resolved and the guest informed within 30 days, unless a longer period is agreed with the guest. Statutory rights relating to defective performance are not limited.
If the operator cannot provide the agreed stay, the guest will be informed without undue delay and the full amount paid refunded within 14 days of cancellation. Alternative dates may be agreed only with the guest’s consent. Any other statutory rights of the guest remain unaffected.
8. Consumer information
For accommodation booked for specific dates, the usual right to withdraw from a distance contract within 14 days without giving a reason does not apply under Section 1837(j) of the Czech Civil Code. Cancellation options are governed by Section 4; other statutory rights remain unaffected.
If a consumer dispute cannot be resolved directly, the guest may contact the Czech Trade Inspection Authority, Central Inspectorate, ADR Department, Gorazdova 1969/24, 120 00 Praha 2, Czech Republic. Information and instructions for submitting a request are available on the Czech Trade Inspection Authority’s consumer dispute resolution website.
9. Validity of these terms
These terms apply to offers sent from 6 October 2026. For a particular booking, the version supplied with the offer before acceptance is decisive. Later changes to the website terms do not alter an already agreed stay. An express individual agreement in the offer takes precedence; statutory consumer rights remain unaffected.
